The Arizona-specific part

Phoenix construction habits shape the electrical plan before anyone pulls wire. Most of the housing stock is slab-on-grade with block exterior walls, so wiring lives in attics and interior frame walls, and remodel routing gets planned around masonry instead of through it. That attic reality has a seasonal edge: summer attic work is brutal, and on occupied remodels we plan rough-in phases with the season in mind, which is one more reason early scheduling beats heroic scheduling.

The project mix is local too. Casitas and ADUs are having a moment across the Valley, and each one is a feeder, a subpanel, and a load calculation against the existing service. Additions routinely land on 1980s and 1990s panels already at capacity age, and the load letter answers whether the panel rides along or gets upgraded as part of the project. Remodeled spaces also get held to current code: AFCI and GFCI protection lands in the remodeled rooms even when the rest of the house predates it, and inspectors check.

Permits are a patchwork worth respecting. Do you work with general contractors?

Do you do tenant improvements?

Yes. Light-commercial TI is part of the construction scope: suite build-outs, added circuits, lighting, and punch-list electrical, run inside landlord rules, building access windows, and the city’s commercial permit process. Punch-list-only engagements are fine too; finishing a job someone else left nearly done is normal TI work.

When should the electrician get involved in the project?

At the plan stage, before the permit is filed. Capacity questions, panel location, and circuit counts are cheap to answer on paper and expensive to answer after drywall. An early pass through the plans routinely saves a schedule from mid-build improvisation. It also keeps the panel conversation from happening mid-build, which is the expensive time to have it.

What is a load letter and who wants it?

What happens at the rough-in inspection?

Can you add a subpanel for a casita or ADU?
