How we work with facility managers and owners
1. Site assessment first. Before quoting anything ongoing, we walk your equipment: age, condition, refrigerant type, code exposure, and remaining-life estimates on every asset. You get the findings in writing whether you hire us or not.
2. Written scope, flat-rate pricing. Repairs are quoted before work starts. PM contracts spell out exactly what’s inspected, cleaned, and replaced at each visit — no vague “check system” line items.
3. Documentation you can hand to anyone. Service reports, refrigerant logs (EPA 608), NFPA 96 hood certificates, before/after photos. When your insurer, fire marshal, health inspector, or corporate office asks, you have the paperwork.

The Phoenix commercial equipment reality
Walk the roofs of any Valley commercial corridor and you’ll see the problem: fleets of rooftop units installed in the building booms of the late ’90s and 2000s, now 15 to 25 years old, many still running R-22 — a refrigerant banned from production since 2020, with reclaimed supply getting more expensive every season. Those units survived a decade more than they would have in a milder climate only because Phoenix winters are gentle; the summers have been quietly eating them the whole time. Every June, a percentage of that aging fleet fails at once, crane companies book out for weeks, and equipment lead times stretch. The buildings that ride it out calmly are the ones that planned.
Monsoon season adds its own tax on rooftop equipment: haboob dust packs condenser coils and economizer filters within hours, lightning and grid surges kill boards and VFDs, and microburst winds have peeled poorly-secured panels off more than one Valley RTU. Storm-season coil cleaning and surge protection aren’t upsells here — they’re the difference between a September of quiet operation and a September of emergency calls.
Budgeting and capital planning, without the surprises
The most valuable thing we give portfolio owners isn’t a wrench — it’s a forecast. Every asset we maintain carries a written condition grade and a remaining-life estimate, updated at each PM visit. That turns HVAC from a random emergency generator into a line item you can plan: replace the two worst RTUs this winter at bid pricing with normal lead times, instead of next July at emergency pricing with a spoiled-inventory claim attached. Planned winter change-outs routinely come in meaningfully cheaper than in-season emergency swaps — and new high-efficiency equipment starts cutting your APS or SRP demand charges the day it starts up. Where utility rebates or the 179D deduction apply, we flag them in the proposal.

What does a maintenance contract cost?
It depends on asset count, equipment age, and visit frequency, so we quote after a free site walk. The framing that matters: quarterly PM on a typical RTU costs a small fraction of one emergency compressor replacement — and PM’d units fail far less often in July, when downtime costs the most.
Can you take over a building with neglected equipment?
That’s half our new contracts. We start with a full asset assessment, triage what’s urgent versus watchable, and build a stabilization plan so you’re not surprised by the building’s first summer with us.
Do you handle permits and inspections?
Yes — mechanical permits, city inspections, and the closeout paperwork, in every Valley jurisdiction. Change-outs include crane logistics and curb adapters where needed.
My RTU is 18 years old. Repair or replace?
Past 15 years, most RTUs are on borrowed time in this climate, and R-22 units are almost always replacement candidates. We’ll give you the repair number, the replacement number, and the energy savings math — then you decide with real figures.
Do you service multiple locations under one agreement?
Yes — multi-site portfolios get consolidated scheduling, unified reporting, and one point of contact across the metro.
Do you handle tenant improvements and build-outs?
Yes — TI HVAC scopes for new tenants, restaurant conversions (hood, make-up air, and refrigeration included), office reconfigurations, and the mechanical drawings and permits that go with them. Bring us in early: the cheapest time to fix an undersized system is before the walls close.
