Leaving Town in Summer: Thermostat Settings That Protect the House.

Set the thermostat at 80 to 85 when you leave Phoenix in summer, with the lower end for pets, plants, or rooms that run hot. The goal is not comfort. The goal is keeping the house dry enough, the attic heat from soaking through, and the AC from running nonstop while nobody is there to notice trouble.

What actually happens

A Phoenix-area house does not cool down just because nobody is home. Heat keeps entering through the roof deck, attic, west glass, garage walls, and every air leak around the ceiling plane. Arizona homes are slab-on-grade, so there is no cool basement buffering the house. The attic is the real heat source. Ducts live up there, and attic temperatures can hit 150°F+. Every supply duct, return box, and air handler panel sitting in that space is surrounded by heat.

When you raise the thermostat, the indoor air warms. That is expected. The problem is letting the house drift so high that the AC cannot pull the temperature back down, or so high that sensitive materials start taking heat. Cabinets, caulk, electronics, stored medicine, houseplants, pet areas, and refrigerators all feel the difference when the house sits hot for several days.

The AC also needs occasional run time to move air through the coil and drain pan. Even in dry weather, the evaporator coil still gets cold enough to remove some moisture from indoor air. During monsoon patterns, humidity can rise fast. A house held in the low 80s will usually cycle enough to keep air moving. A house set near 90 may sit still too long, then run for a hard recovery later.

That recovery matters. If you return at 5 p.m. and drop the thermostat from 88 to 74, the system is trying to cool the house during the hottest part of the load cycle, after the walls, furniture, attic, and ductwork have stored heat all day. A better vacation setting keeps the house close enough that recovery is measured in hours, not all night.

Before you leave

  • Set cooling at 80 to 85. Use 80 to 82 for pets, indoor plants, rooms with large west-facing glass, or anyone checking the house only once or twice. Use 83 to 85 for an empty house with healthy equipment and no heat-sensitive concerns.
  • Do not turn the AC off. An off system lets the structure heat-soak. It also leaves no airflow through the filter, coil, or return path. That saves runtime at first, then creates a brutal recovery period.
  • Replace the filter before a long trip. A loaded filter reduces airflow across the coil. Low airflow makes the system colder at the coil, hotter at the compressor, and weaker at the supply vents.
  • Open interior doors. Closed bedroom doors can trap heat and starve return airflow unless each room has a proper return path. Leave doors open so the system can move air evenly.
  • Close blinds on east and west glass. West windows are the big afternoon hit. A room that gets baked through glass may run several degrees hotter than the hallway thermostat.
  • Leave ceiling fans off unless pets are in the room. Fans cool skin, not empty rooms. They add a little motor heat and use power without helping the AC.
  • Check the condensate drain area. Look for staining, damp drywall, a full secondary pan, or a float switch that has tripped before. A clogged drain can stop the system while you are gone.
  • Set alerts if you have a smart thermostat. Use high-temperature alerts and, if available, humidity alerts. Make sure the app actually notifies your phone before you leave.
  • Tell a neighbor the target range. Ask them to call if the house is above the mid-80s for long, if the thermostat is blank, or if the outdoor unit sounds harsh.

Pets, plants, humidity, and the 80 to 85 range

The right number depends on what is inside the house. For an empty house with clean filters, shaded windows, and normal equipment, 84 or 85 is usually a reasonable summer vacation setting. It cuts runtime while keeping the building from turning into an oven. For pets, use the lower end. A dog or cat cannot choose a cooler room if every room is drifting upward, and tile floors only help so much once the slab and walls warm up.

For pets, 80 to 82 is the practical range. Put water in more than one place. Keep interior doors open. Do not rely on one room staying cool if that room has a west wall, a sunny window, or a weak supply vent. If a pet is crated, check that the crate is not sitting in direct sun at any hour of the day.

Plants vary, but heat stress usually shows up first in small pots and plants near glass. Move them away from windows, water them properly before you leave, and avoid setting the thermostat so high that the house stays stagnant for days. A setting around 82 gives more margin for plants than 85, especially during a humid monsoon stretch when evaporation slows.

Humidity is not only a comfort issue. During summer storms, damp outdoor air can enter through doors, attic leaks, and bath fans. If the AC barely runs, the house can feel stale and sticky even when the temperature is not extreme. Phoenix is dry much of the year, but monsoon air changes the math. A thermostat set too high may not call for enough cooling to wring moisture from indoor air.

Smart thermostats help, but they do not fix weak airflow, dirty filters, blocked returns, or failing capacitors. If your system already struggles to hold 78 when you are home, do not expect it to behave better at 85 while you are away. Set it lower, arrange a check-in, and deal with the weak cooling before a longer trip. For cooling that is already losing ground, AC repair is the more direct path than thermostat tricks.
